No 96 Coulter, James
I, James Coulter of Granagh in the County of Down, farmer, hereby revoke all former and other wills or will by me at any time heretofore made and declare this to be my last Will and Testament.  I direct my executors hereinafter named as soon as possible after my death to pay all my just debts, my funeral and testamentary expenses and the following legacies and bequests.  To my daughter Agnes Coulter wife of John Coulter, I leave and bequeath the sum of £1.  To my daughter Eliza Caughey wife of Edward Caughey, I leave and bequeath the sum of £40.  To my daughter Margaret McMaster wife of Andrew McMaster, I leave and bequeath the sum of £50.  To my daughter Isabella Kelly wife of Hugh Kelly, I leave and bequeath the sum of £40.  To my daughter Mary Denvir wife of James Denvir, I leave and bequeath the sum of £20 and I hereby charge my Farms of Land hereinafter devised and my residuary estate with the payment of the foregoing legacies and bequests.  To my son Alexander Coulter I leave and devise that Farm of Land situate in the Townland of Granagh known as the ‘Home Farm’ also one half of the fame situate in the Townland of Bankmore subject however as hereinafter mentioned.  To my son James Coulter I leave and devise that Farm of Land situate in the Townland of Granagh known as “Tumiltys Farm” and the remaining half of the Bankmore Farm situate on the North East side of the County road subject however as hereinafter mentioned.  Provided however that General Nugent the landlord of the Granagh farm and the Revd George Greer the Landlord of the Bankmore do not consent to the devise I have made of said farms on the grounds that that sam would be a sub division of the holdings and a breach of the statutory conditions under which said Farms are respectively held than in that case I leave and devise to my son Alexander both the holdings situate in Granagh that is the “Home Farm” and “Tumiltys Farm” and to my son James I leave and devise the entire of the holdings in Bankmore and I charge the said holdings in Granagh as devised to my son Alexander with the payment of the sum of £300 to my said son James Coulter.  I further direct that my sons Alexander and James will pay to my wife Eliza Coulter alias McCullough alias Caughey each a sum of £6 annually during her life and I charge the Farms as devised to my said two sons with the payment of said annuity during the natural life of my said wife.  If however my said wife should elect to live with either of my said sons and said sons consents to her so doing then and in that event the annuity is not to paid by such son during the such time as my said wife may so reside and b maintained by him.  As to all the rest residue and remainder of my property of what nature or kind ? wheresoever situate I direct my executors hereafter named to make and equal division of same to and between my said two sons to whom I leave and bequeath same subject to each division.  And I nominate and appoint David Patty and William Brown both of Portaferry Executors of this my last Will.  In Witness whereof I have hereonto subscribed my name the 26th day of May 1891.

This is a Codical to the last Will of me the above named James Coulter whereas the above named James Coulter David Patty has died since the execution of said will and I now desire to appoint other executor in his place and stead and I herby nominate and appoint my two sons Alexander Coulter and James Coulter to be executors of my said Will and Codicil with the said William Brown and otherwise I confirm and ratify my said will.  In witness whereof I have herento signed my name this 8th day of September 1891.  Signed published and declared by the said John Coulter as for a codicil to his last Will and in the presence of us who in his presence an in presence of each other sign our names as witnesses.

This is a further Codicil to the Will of me the within named James Coulter whereas since the date of said Will and codicil I purchased for the sum of two hundred pounds about 4 Cunningham acres in the townland of Bankmore now I leave devise and bequeath said four acres in Bankmore to my said two sons Alexander and James they paying equally between them whatever may be due to William Park for portion of the purchase money he advanced to me.  In all other respects I ratify my said Will and Codicil of 8 Sept 1891.
